Paint & Polish

• Internal paint: All internal paint shall be in off-white colour.
• Steel railings: Steel railings shall be provided with Zinc Chromate primer & paint.

Electrical

• Wiring: all wiring shall be of Finolex / Havells or equivalent make, concealed in 19mm dia, 2mm thick PVC conduit pipes. The wiring for the 15 amp points shall be in 3/20 copper wire of 660/440 volts rating adequate for equipment of capacity upto 3.0 KW. The wiring for 5 amp points shall be of 3/22 rating adequate for wet grinders / mixers / shavers / refrigerators / washing machines and other equipment of capacity upto 1100 W.
• Earthing: Copper wire shall be used for earthing using the loop system. One Earth Leakage Circuit Breaker and MCB shall be provided in each apartment. A lightening arrester and earth pits shall be provided.
• Switches: all switches shall be of LK /Crabtree or equivalent make.
• Provision for Backup power shall be provided to all the light points, fan points, 5 amp sockets etc. i.e., to the entire lighting circuit in each unit, upto a capacity of 3 KvA per unit.

Doors

• Main door of natural wood (Teak) frame. Shutters of natural wood (Teak) style with polish.
• Door Frames: all door frames shall be of 5” x 3” sections of Sal wood / Rubber wood / padok or any other wood.
• Door Shutters: All doors shall be Veneer/Flush doors provided with paint coat.
• Hardware: All hardware shall be in brush finished stainless steel. The main door shall be provided with a night latch of Godrej or equivalent make, steel hinges and a Godrej Lock fixed from the inside. A simple peep-hole shall also be provided in the main door. All other doors will be provided with door bolts and a mortise lock or tubular/cylindrical lock & a magnetic door stopper.

Windows

• Frames: all window frames shall be Honne / Sal wood sections.
• Window Shutters: in Rubberwood / Sal wood wood with 5mm clear float glass panes.
• Grills: ---- thick grill shall be provided for the windows or French windows with ---- mm clear float glass.

Sanitary & Plumbing

• Sanitary fittings: Western style, EWC, porcelain wash basin with 32mm CP waste coupling, CP bottle trap of standard make. Detachable Stainless Steel Cockroach trap with lid. All sanitary fittings shall be of Parryware “Cascade” series or equivalent.
• Faucets: all faucets shall be CP, heavy body metal fittings of ESS ESS / Jaquar or equivalent make.
• Hot water connection shall be provided to the shower and wash basin in each bathroom and to the sink in the kitchen. Single lever fittings in the Master bathroom
• Plumbing: All water supply lines shall be in CPVC pipes (hot water pipes shall be heavy class). Drainage lines and storm water drain pipes shall be in PVC.
• Kitchen sink: a stainless steel sink with drain board of “Franke/Nirali” or equivalent make shall be provided in the Kitchen.
